Alternative cash offer
The government have proposed a new scheme where if you do not wish to sell your house but you do qualify for the Voluntary Purchase offer, you will be entitled to a lump-sum cash payment. The proposal entitles the homeowner to claim a payment, equal to 10% of the un-blighted market value of their property (Proposed minimum of £30,000 to a maximum of £100,000). The scheme will be launched at the end of 2014 and will run until 12 months after the railway becomes operational in that area.
Due to rural areas not reaping the economic benefits from the development of HS2 as much as urban areas, the government are offering rural homes situated between 120m and 300m from the railway (with the exception of those in deep bored tunnel areas), a lump-sum cash payment (Varying between £7,500 and £22,500, depending on how close to the route you are) to compensate this. The scheme will run until 12 months after the railway becomes operational in that area.
New HS2 Safeguarding Directions published - 26th June 2014
New safeguarding directions have been published, and maps can be found here. Safeguarding means that the areas shown on the maps will be protected from other forms of development which may conflict with the proposed use of the land for the railway. It also triggers the Statutory Blight mechanism and enables property owners within the Safeguarded areas to submit Blight Notices, requiring the government to purchase their property in advance of the compulsory purchase process.
