SITUATION

DESCRIPTION

The land is for sale as a whole and extends to 12.6 acres of both arable and pasture land as shown edged in red on the cover plan. The access track is shown in brown and is to be included within the sale. The land runs alongside the disused railway line and is bordered with mature hedges and trees to the west and a brook runs along the length of the eastern boundary.

Arable: 6.62 acres (2.68 ha) of productive arable land. The 2017 crop is

The property is to be offered for sale by Public Auction on Tuesday 16th May 2017 at The Appleby Inn Hotel at 6.30pm. The property will be offered subject to an undisclosed
reserve price. The vendors reserve the right for the auctioneers to bid on their behalf up to that reserve.

Please note that the auctioneers and solicitors cannot accept cash payment for the deposit at the auction sale. They will also require identification from the successful purchaser in the form of the purchaser’s passport or driving licence (if it is the new style together with the attached photograph) together with a copy of a recent utility bill as proof of residence.

AUCTION PROCESS
On the night of the auction at the fall of the hammer, the successful purchaser will be required to pay a deposit of 10% (ten per cent) of the purchase price. The outstanding amount will be payable upon completion set for approximately 28 days from the date of the auction. Vacant possession will be provided on the 30th June 2017 on the grassland and
15th September 2017 on the arable land.

CONDITIONS OF SALE
The property is sold subject to the general and special Conditions of Sale prepared by the vendor’s solicitors which may be inspected during usual office hours at the solicitors or auctioneer’s offices, seven days prior to the date of sale.
