Tim Howard 25 Years – A Career Worth Celebrating

The winter of 2001 remains memorable, not only because the UK was dealing with the foot and mouth epidemic that significantly affected agriculture, but also because, as a 21 year old graduate considering my next steps, the future felt particularly uncertain. I was determined to remain in Northumberland, the place I still consider home, yet job opportunities were extremely limited due to the crisis.

Peter and James at the Atherstone office were seeking someone to replace Tom Reid, who was returning to Yorkshire. Although I was unfamiliar with Atherstone at the time, I set off using my AA route planner, reassured that commuting home at weekends would be manageable if needed. The interview clearly went well—Peter called with an offer the moment I arrived back home. I began the role on 17 September 2001, (just a week after 9/11 – which apparently is being taught in history lessons at schools now!) and from that point forward, I have never really looked back.

My early work in Atherstone was varied. I gained my first exposure to agency work during a buoyant property market supporting Peter on country properties. I also worked closely with James on professional matters including valuations, advisory work, landlord and tenant work and IACS (Integrated Administration and Control System) matters.

I completed my APC in October 2002, passing on my first attempt and becoming a member of the RICS. Although I initially expected to return to the North East, my growing experience, client exposure, and opportunities in the Midlands gradually changed that outlook.

In 2005, I moved from the Atherstone office to the Rugby office to support John following Tim Ball’s retirement and Jeremy moving to the Kelmarsh Estate full time. That same year, the introduction of the ‘Single Payment Scheme’ transformed subsidy arrangements and enabled me to expand my client base further across the region as the firm’s go to person for dealings with the RPA at the time.

In the early years in the Rugby office, Jeff and I worked closely to develop the property agency department. Despite our very different backgrounds—Jeff being deeply rooted/related to most in Northamptonshire and me barely knowing the area—we built a strong presence, becoming well known for farms and land sales and for running quarterly collective property auctions at Kilworth Springs and Northampton Saints – a fantastic time for us both and one that we enjoyed massively with many weird and wonderful stories of inspections and meetings that will live long in the memory!

Over my 20 years at the Rugby office, most of which I have spent commuting from Ashby-de-la-Zouch, I have seen significant changes: staffing, technology, and numerous governments and prime ministers (eight at the time of writing!). Throughout, we have remained committed to providing informed, positive advice and support to our clients, drawing on our knowledge of the area and the sector to facilitate successful transactions.

Becoming a partner in 2017 was a tremendous honour and a fitting milestone reflecting years of building my career, client relationships, and professional reputation. During this time, I have worked with farmers and their advisers, solicitors, accountants, property developers, and fellow agents.

Outside of work, I joined Market Bosworth Rugby Club, progressing through the teams and captaining both the 2nd team and occasionally the 1st XV team. I have formed lasting friendships and remain actively involved playing touch each week but watching the much younger 1st team regularly and occasionally playing for the vets.

Although we still return to the North East for holidays (and the football!), I am settled here, and while being closer to the coast would be ideal for us, living in the Midlands means far more places are within easy reach than they are from Northumberland.

A career across the business

Over my career, I have worked across almost all departments except lettings, but what I most enjoy is the variety—supporting our clients with differing goals and approaching each situation with adaptable, thoughtful advice.

Across my 25 years with Howkins, the business has evolved and grown significantly—from our teams and office locations to branding, technology and turnover. One constant has been our loyal client base, many of whom have been with us for generations. The firm’s continued evolution has created even greater opportunities to support and grow the business.

Reflecting on a quarter century at Howkins, I am grateful for the experiences, the colleagues who have influenced my career, and the clients who have placed their trust in me – an outsider from the North East … but as our business and the industry in which we operate continue to evolve, I look forward to supporting our clients and colleagues as well as hopefully playing my part in making sure the business grows and adapts for the future.

Colleague reflections

“With 25 years at H&H, Tim’s commitment to the firm and the team remains as strong as ever. He really does consistently set the bar high for his quality of work, client care and ultimately, has the utmost respect within the industry. Tim is widely admired for making time for every team member, fostering an environment of trust, mentorship, and respect that extends well beyond the firm.”
Lilly Wilson, Senior Rural Surveyor

“Tim joined us as a graduate 25 years ago and has worked his way through the business to become an Equity Partner — quite an achievement and a fantastic career journey.
Throughout those years, Tim has made a huge contribution to the tirm and has been a valued colleague, leader and friend to many.
So, on behalf of everyone at Howkins & Harrison, thank you, Tim, for 25 years of commitment, hard work and dedication.
Congratulations, Tim – and here’s to the next 25!”
