In this case study, Howkins & Harrison agreed a deal for the Rent Act 1977 Tenant to move home prior to the sale of land and undertook the required actions for the tenant to move which included the renovation of a new dwelling.

Following the preparatory works, Howkins & Harrison tendered for a developer to promote the site through planning and sale. This attracted bids from regional house builders, affordable housing builders and national supermarkets.

A contract was negotiated, conditional on planning permission being received. The price was fixed once the abnormal costs had been understood, reviewed and collated. Howkins & Harrison continued to liaise with the developer about the scheme and with all stake holders, to ensure a satisfactory planning permission was achieved.

Planning was achieved for the site and the tenant moved to an adjacent house – an important step within this process for all parties concerned.

The land was subsequently sold to a national house builder in October 2022, with planning permission for 39 new houses.
