Holding Summary
Dumble Farmland is a block of arable land extending to 168.27 acres (68.23 hectares) and is located between Maxstoke and Coleshill.
The Holding has been farmed under the Countryside Stewardship Scheme and is coming to the end of the five year agreement, ending in December 2026.


Location
The Holding is situated approximately 3.5 miles to the east of Coleshill with direct access off Castle Lane. There are two access points from Castle Lane and an internal drive through the land.

Description
The Holding has been managed under a Countryside Stewardship Scheme for the last 5 years, with the following options:
AB9- Winter Bird Food
AB8- Flower Rich Margins and Plots
AB1- Nectar Flower Mix
Land Classification
The Land is classified as predominantly Grade 3, with elements of Grade 2 on the provisional land classification maps.


Soil Testing
Soil testing has been carried out in Spring 2026. The incoming Tenant will be obligated to ensure that the soil is returned with nutrient indices no lower than those recorded in the Spring 2026 baseline soil analysis.
Tenants will be required to soil test prior to vacating the land.
The soil testing results are available in the data room.
Services
The land benefits from a mains water supply, however, there is no electricity supplied to the Holding.
Proposed Terms of Tenancy
The Holding will be let on a Farm Business Tenancy. The proposed terms of the letting will include but not be limited to:
i) Term
A Farm Business Tenancy for a term of four years and nine months commencing on
1st January 2027 and expiring on 28th September 2031, subject to a mutual break option exercisable by either party after the third anniversary of the term.
ii) Use
The use of the property is restricted to agricultural use only for the growing of arable crops in connection with the Tenants own trade or business and for no other purpose. NB: The Landlord prohibits the growing of root crops.
iii) Rent
The rent will be payable in equal half yearly instalments in advance on 1st January and 1st July in each year.
iv) Rent review
The first rent review shall take place on 29th September 2029.
v ) Repairs and insurance
The Tenant shall be responsible for maintaining the Holding in a good agricultural condition including (without limitation):
·Hedgerows
·Drains and ditches
·Fencing, gates, other boundary treatments
·Tracks, roads and pathways
vi) Tenant’s improvements
Tenant’s improvements will be considered but will only be permitted with prior written consent of the Landlord.
vii) Inspections and surveys
The Landlord reserves the right to enter the property to inspect or survey the property and will compensate the Tenant for any damages caused.
viii) Determination of the tenancy
The Landlord may determine the Agreement in respect of all or part of the property by serving on the Tenant at least 3 month’s written notice due to a requirement for Landlord’s own use or planning permission obtained on all or part of the property.
Cropping
The Landlord prohibits the growing of root crops on the land.
Field 7 and Field 17 (shown in yellow in the plan) are pasture fields, these have been excluded from the overall acreage and will not form part of the FBT.


Rights Reserved by the Landlord
Wayleaves, Easements & Rights of Way
The Holding will be let subject to and with the benefit of all existing wayleaves, easements, covenants, sub-tenancies and rights of way and the Landlord will retain the payment in respect of any such wayleaves or easements.
The Holding is crossed by two public footpaths, which shall remain open and unobstructed at all times.
Timber, Sporting & Mineral Rights
Timber, sporting and mineral rights are to be excluded from the tenancy.
The Holding forms part of the Maxstoke Estate Shoot. The Tenant shall permit reasonable access for shooting activities on dates notified in advance by the Landlord.
The areas shaded blue on the plan are used as cover crops for the shoot and are not included with the acreage.

Costs
Each party will be responsible for their own legal and professional costs, including preparation of the FBT.


Viewing
Viewing of the land is strictly by appointment only by prior agreement with Howkins and Harrison LLP.
Block viewing dates will be made available to those registering their interest.

Once registered access to the data room will be granted, this will include the tender submission documents.
The tender deadline will be 12 noon on 16th September 2026.
The Landowner is not obliged to accept the highest or any offer. Whilst it is intended to proceed on the basis shown, other proposals will be considered.
